SEDCO Capital and Wahed have formed a strategic partnership to develop a publicly offered, Shariah-compliant real estate investment suite focused on Makkah and Madinah. The proposed offering is intended to combine SEDCO Capital’s Saudi real estate and asset management capabilities with Wahed’s digital investment platform. SEDCO Capital has over SAR 50 billion in assets under management, while Wahed has more than $2 billion in assets under management and administration and a global client base of 500,000. The companies aim to give eligible investors diversified exposure to professionally sourced and managed real estate serving residents, pilgrims, businesses and visitors in the Two Holy Cities.

Investment Focuses On Two Holy Cities

The partnership is designed to create a Shariah-compliant route into real estate linked to accommodation, hospitality, retail, residential property and supporting infrastructure in Makkah and Madinah. It aligns with Saudi Arabia’s Vision 2030 Pilgrim Experience Program, which aims to enable 30 million Umrah pilgrims annually by 2030.

The companies said the initiative supports wider economic diversification ambitions, including attracting international investment, increasing private-sector participation, deepening Saudi capital markets and supporting real estate and tourism sectors.

Broader Access For Eligible Investors

Direct access to property in Makkah and Madinah has often been limited for overseas individual investors by high entry values, local-market boundaries and a shortage of professionally managed products designed for investor participation. The planned suite is intended to offer exposure to a professionally selected portfolio without investors having to source or manage an individual property.

Wahed said the concept responds to interest from clients in international markets seeking Shariah-compliant access to Saudi real assets. It also follows the launch of Wahed’s US private real estate fund, which was designed to provide accredited and non-accredited investors with pooled exposure to professionally managed US residential real estate from a $100 minimum.

Abdulwahhab Abed, Chief Executive Officer at SEDCO Capital, noted:

“Makkah and Madinah are at the heart of the Kingdom's most important transformations. The investment taking place is about meeting the needs of growing numbers global demand while creating lasting economic opportunity. SEDCO Capital brings deep local real estate capability and a long history of managing capital in the Kingdom. By partnering with Wahed, we intend to connect that expertise with a much broader investor audience and channel long-term international capital into opportunities that support Vision 2030.”

Digital Distribution Meets Local Expertise

SEDCO Capital brings local investment and real estate management experience to the proposed offering, while Wahed contributes its distribution network and digital investment capabilities. The partnership is positioned around making professionally managed real estate more accessible to investors who have sought a route into the Makkah and Madinah markets.

Mohsin Siddiqui, Chief Executive Officer at Wahed, said:

“Over the years, one question has come up again and again from Wahed clients around the world: how can I invest in Makkah and Madinah? For most people, there has never been a straightforward answer. This partnership is designed to change that. SEDCO Capital brings the local depth and real estate expertise; Wahed brings the distribution network, digital platform and experience of making professionally managed real estate easier to access. Together, we want to give everyday investors a credible, Shariah-compliant way to participate in the long-term growth of cities that mean so much to them.”

Supporting Vision 2030 Ambitions

The partners intend for the proposed suite to provide a Shariah-compliant route into a long-term real estate opportunity while directing private capital towards real assets serving residents, pilgrims and visitors. The initiative is also intended to support Vision 2030’s objectives for international investment, private-sector participation and the development of Saudi capital markets.
